FREE Delivery - How Does This Work? (Promotional)
We offer FREE Australia-wide delivery. This is Promotional & we are not sure how long we will keep this offer
The only excemption's to free delivery would be extremely remote areas, as deemed by us (please just message us for confirmation, as most of Australia, even traditionally "remote areas" are covered by our Promotional FREE Australia-wide delivery).
Regions, such as: Tasmania and Island Groups i.e. Melville Island, Groote Eylandt, Palm Island Etc. would also attract aditional delivery costs, due to Ship / Barge Transporting.
We also typically deliver our Tiny Homes via: Tilt-Tray or Truck. Thus if the area that the Tiny Home is intended to be setup is inaccessible i.e. behind a suburban house, with no means to access the drop-off point, a local crane / franna company would need to be engaged to "lift it to it's setup point". This would be organised by the buyer & at the buyers discretion.

Because, we too have struggled with the pressures of living costs in Australia! And we belive in making a impact / dent in Australia's unaffordable housing crisis! So we have a dedicated team to try and solve this problem, by building one Tiny Home at a time and making one more Aussie have so much more financial freedom.
Are the Tiny Homes compatable with off-grid living?
Yes - Our Tiny Home's are engineered to embrace off-grid living, offering you the freedom to disconnect from traditional utilities and embrace a sustainable lifestyle.

What is the required deposit amount?
Normally we ask for the full payment but are happy to take a 50% deposit and the other 50% upon delivery of the unit (please just ask us about this)
Are there display models available for viewing?
We currently have no display models avaliable (as we have pre-sold the last lot), new display models will be ready in 12 weeks roughly.
Can I select from a variety of sizes and layouts?"

Is council approval required in NSW?
Your Sleek Living Homes Tiny Home can be categorized as a caravan, potentially eliminating the need for council approvals. However, interpretations of planning rules vary among councils. In NSW, the state government allows for one caravan to be permanently set up for household occupancy. For more information, refer to the legislation provided (click here to view legislation)
What are the regulations outside of NSW?
NSW stands as the sole state with comprehensive legislation covering caravans. VIC operates under legislation concerning DPU’s, facilitating easier caravan occupancy for dependents of homeowners. NT boasts relaxed legislation regarding caravan occupancy. In QLD, NT, and SA, dispensations can be sought to comply with council/state regulations. Is installation of the relocatable homes provided?
Yes - For part of our opening promotion, we will help with the setup / install of the Tiny Home. The only outside contractors would be in the case of Signing Off / Connecting Mains Power to the Tiny Home, as well as Plumbing. There would also be an aditional fee if a crane is needed to lift the Tiny Home into place (normally they are delivered on a tilt tray).
What additional expenses should I consider?
Install/setup requirements will vary based on the model purchased. Typically the below apply:
- Electrical connection to "Mains Power"
- Plumbing services may be needed for sewer mains, septic, or grey water tank connections
- Air conditioning installation (if necessary)
- Gas systems require certification by a licensed plumber/gas fitter.
- Cooking appliance installation.
What is the clearance under the Tiny Home?
The "feet" are roughly 300mm tall
What is the trailer's ground clearance?
The distance from ground level to the underside of our standard trailer measures approximately 500mm. Additionally, the trailer chassis boasts a thickness of 150mm.
Is a trailer really required?
When our Tiny Homes are placed on a trailer, they are considered a caravan. As long as you adhere to the applicable State or local Legislation, you can occupy the caravan without requiring prior council approval. Please note that legislation does varie between states.
Is warranty offered for your Tiny Homes?
Our Tiny Homes are mandated by the Australian Consumer Law. No forms are necessary for warranty registration and if you have any issues, please just feel free to contact us, so we can help resolve the problem.
What should I consider if my location is in a fire or flood zone?
Sleek Living Homes are suitable for setup in fire and flood zones. We advise conducting thorough research to ensure that an Tiny Home is the optimal choice for your area. We would also suggest that you ask about our trailers to accompany the Tiny Home if you are worried, as It's essential to feel confident in quickly packing up your cabin if necessary.
Is condensation likely to occur inside the Tiny Home?
Due to the enclosed living area of Sleek Living Tiny Homes, along with their insulation properties and steel construction, condensation may form inside the Tiny Home under certain conditions or climates. If this issue arises, you should consider employing a dehumidifier, installing a vent or utilizing damp-aid, which are all avaliable from Bunnings Warehouse as a standard products.
Are gas-powered appliances suitable for use in Tiny Homes?
Yes - you have the option to connect gas-powered cooking appliances, heaters and even a hot water system after delivery.
However, it is essential to ensure that all LPG installations comply with the regulations specified in the Code Governing the Installation of LPG Equipment and Appliances, as well as AS/NZS 5601.1:2013 – Gas Installations.
After delivery, we would recommend engaging with a local, Certified Gas Fitter / Plumber to get their opinion & a quote on installation of your gas-powered appliances.
Water & Power, how are they connected to my Tiny Home?
The Water connection is as straight forward as attaching a garden hose to the inlet (similar to a standard caravan setup).
And the Power would be supplied via a 15 amp plug & extension lead (again similar to a standard caravan setup).
Power & Water connections would also need to be certified / tested by a local Electrician & Plumber effectively.
Are Our Homes constructed to Australian Standards?
Yes - Sleek Living Homes can be categorized as caravans and they adhere to the Caravan Standards of Australia. Additionally all electrical components are certified by SAA or carry a Global Mark certificate, while plumbing fixtures are equipped with watermark certificates. Our trailers are also manufactured to meet the Australian Design Rules (VSB1 standard).

While there are no nationwide regulations, each local council and state has its own set of rules regarding living in caravans.
